About Katella Terrace

Katella Terrace Apartments is a non-smoking affordable housing community currently under construction containing seventy-four (74) units comprised of studio (0) and one (1) bedroom units.  Income and Rent restrictions. Section 8 vouchers will be accepted at this community.

Katella Terrace will offer residents a place to live, create and thrive in Orange.  Featured amenities include:

  • On-site Laundry Facility

  • Resident Services

 

Preference:

All Applications will be reviewed for completeness and sorted by the following preference:

First priority shall be given to persons who are either:

· Residents of City of Orange and/or

· Work in City of Orange.

· Family

1. Spouse or domestic partner, and parents thereof;

2. Sons and daughters, and spouses or domestic partners thereof;

3. Parents, and spouses or domestic partners thereof;

4. Brothers and sisters, and spouses or domestic partners thereof;

5. Grandparents and grandchildren, and spouses or domestic partners thereof.

· School

o Household will only qualify for the School Preference if a member of the qualifying Senior household is enrolled in an education program totaling 20 or more class hours per week. If the grandkids, or other relatives, are in school in Orange, then the applicant should pursue the Family Preference. Please note, however, that you cannot be a full-time student.

 

Occupancy Standards:

To prevent underutilization or over-crowding of the units, the occupancy guideline established dictates the following:

  • Studio units – a minimum of 1 person and a maximum of 2 people.

  • 1-bedroom units – a minimum of 1 person and a maximum of 3 people.

 

Credit history and Criminal Background check will be completed on household members 18 years of age & older.
